How Much Office Space Is Actually Available in Columbus? It Depends on the Size You Need

If you've started searching for office space in Columbus, you've probably noticed something strange. Type "office space for lease Columbus" into any listing site and you'll get hundreds of results. But narrow that search to the size you actually need, and the picture changes fast.


It's how the market is built. Small suites and large blocks behave like two different markets, and understanding which one you're shopping in changes how you should approach your search.


Small Suites Have More Listings — Not More Space

Spaces under 5,000 square feet make up more than half of all marketed office listings in Columbus right now. There are 455 listings under 2,500 square feet alone, plus another 294 between 2,500 and 4,999 square feet.


Here's the part most people miss: those two categories combined only add up to about 1.7 million square feet of available space. Lots of options, relatively little total square footage. If you're a small tenant, you'll have plenty to look at. You just won't find much depth within any single listing.



Large Blocks Are Rarer — But They Dominate the Square Footage

Flip to the other end of the market and the math reverses. The 20,000-to-49,999-square-foot range has only 121 offerings, the fewest of any category we tracked. But those 121 listings account for roughly 3.5 million square feet, more total space than any other size range in the market.


Measured against total Columbus office inventory, that segment also has the highest availability rate at about 7.26%. The 10,000-to-19,999-square-foot range follows at 6.17%, adding another 3.0 million square feet to the market.

Fewer choices. Bigger blocks. A different kind of search entirely.


What This Means If You're Searching for Space


If you need under 5,000 SF: You have volume on your side. Expect to sort through a lot of listings, and expect competition from other small tenants for the better ones.


If you need 10,000 SF or more: You're working with fewer total options, but more square footage per option. Landlords marketing these blocks often compete on tenant improvement packages, layout flexibility, phased occupancy, and building amenities rather than on price alone. That's where the negotiating room tends to live.


If you're not sure yet: Suite size shapes your entire search strategy. It's worth pinning down before you start touring buildings, not after.
